January 2026 Sales Update – Off-Market Sales: A Critical Perspective
As we enter the new year, there is renewed discussion around off-market property sales. Contrary to some prevailing opinions, off-market transactions are not always the optimal strategy. While avoiding advertising on major portals like REA and Domain may reduce costs, it also limits exposure to a broader pool of buyers.
Recent sales in Botany illustrate this point. Comparable properties sold on-market achieved prices around $1,750,000, whereas a similar off-market property reached only $1,635,000. Despite minor differences in layout and features, the on-market property commanded a significantly higher price, demonstrating that minimal savings in advertising can result in substantial losses in sale price. This is not an isolated incident, but a recurring trend.
Off-market sales do offer advantages, such as increased privacy, targeted inspections for qualified buyers, and flexible terms—particularly useful when market perception is uncertain. However, if the final sale price does not align with recent market results or your expectations, the cost savings may not justify the potential reduction in value.
